Buildings & COI

Fluent in your building’s paperwork.

In a Miami tower, moving day is decided weeks earlier, in the management office. We prepare the certificate of insurance, reserve the freight elevator, and submit the crew roster before anything is wrapped, so the day itself stays quiet.

The working method

Four disciplines, one quiet moving day.

Every building runs on its own rules. These are the four we handle for you, in writing and ahead of time.

The COI, before the elevator

Most associations release a freight elevator only after a certificate of insurance is on file. That certificate names the association and the management company as additional insureds, in the exact wording their office requires.

We ask for your building’s COI requirements at the first call, prepare the certificate to match, and deliver it to the management office before the elevator is reserved. The paperwork moves directly between us and your building office, not through you.

Elevator windows & dock slots

Freight-elevator windows and loading-dock slots are shared across an entire tower. The real skill is booking early, not moving fast. We reserve yours in advance and build the day around it.

If your building allows weekday moves only, nine to five, the plan is drawn to fit inside that window, including how the truck is staged so the dock slot is honored.

Protection to written spec

Masonite floor runs, corner guards, lobby and door-frame padding go in to your building’s written specification, not to habit.

We photograph the protection before the first piece moves and again after the last, so the building office has its evidence and you have yours.

Security & access

Crew rosters are submitted for security check-in ahead of time, so nobody stands in your lobby waiting to be vouched for.

Gated and island communities add their own layer: vendor windows, resident approval, and on Fisher Island the ferry itself. We schedule around those constraints, not against them.

Tower guides

Where the rules get specific.

Some addresses deserve their own briefing. We publish one guide at a time, as the details are verified, and we started where the logistics are most demanding.

Fisher Island

The ferry is the schedule, not a footnote. Barge windows, vendor approval, and the sequence we run on the island.

Survey-first pricing

Start with your building's name.

The survey begins with your building. Its office, its elevator, its rules. A short, scheduled visit at your residence, and we request the building’s requirements before moving day is ever discussed.

Your exact figure follows the survey, before you commit to anything.

Request a private survey

Requesting a survey means a senior move consultant may call you at this number about your move. Nothing is committed today.

A senior move consultant schedules every survey personally, by phone.
